Forgotten Sales Update 8/30 – 9/9/2014

We are having quite a bit of rain this week but the upside is that the temperatures are much cooler and much more pleasant.  Fall is my favorite time of year and I really love Halloween.  That is one of the very few downsides to living here, I never have any trick-or-treaters come by our house.  I still decorate every year and hope that just “maybe” I will get at least one little kid to stop by.

The real estate market is still a little on the slow side with just 13 properties sold since 8/29/14.  On St. George Island, there were just 2 closings of homes.  The Carrabelle/Lanark/St. James area had closings on 4 homes and 1 lot.  Eastpoint had closings on 3 lots and one home.  Alligator Point had 1 lot and 1 home to close.  There were no properties closed in Apalachicola during this time period.  Sales are down from 2013 especially on St. George Island.  Below is a comparison of sales of single family, town homes, condos and mobile homes through 8/31/14 for 2013 and 2014 for SGI, Apalachicola, Carrabelle and Eastpoint.

The drop in average sales price for Apalachicola (which includes Greater Apalachicola), Carrabelle and Eastpoint is due to a large number of bank foreclosures and REO properties which have been on the market in 2014. St. George Island is holding fairly steady in the average sales price but the number of sales compared to 2013 is down significantly.
