Sales activity on St. George Island, Apalachicola, Carrabelle and Eastpoint was extremely slow for the month of December 2022 with only 26 total sales – 13 single family homes, 1 town home, 2 mobile homes and 10 residential home sites. Carrabelle once again saw the most activity with 15 total sales – 7 single family homes, 1 mobile home and 7 residential home sites. St. George Island had 5 total sales – 3 single family homes, 1 town home and 1 residential home site. Apalachicola had 1 sale of a single family home. Eastpoint had 5 total sales – 2 single family homes, 1 mobile home and 2 residential home sites. Sales ranged from a low of $21,000 for a lot in Carraway Bay Plantation and a high of $1,775,000 for a 4 bedroom/4 bath new construction gulf view 1st tier home with private pool located in the Gulf Beaches.
Sales activity throughout the area was down somewhat in 2022 as compared to 2021 when we experienced record activity throughout the Forgotten Coast. However, we continued to see an increase in sales prices compared to 2021. Sales activity decreased significantly during the second half of 2022 triggered primarily by an increase in interest rates. Hopefully we will see an increase in sales activity in 2023 and more stabilization in list prices.
