Forgotten Coast Sales Update – October 2015

It is hard to believe that Thanksgiving is next week and that Christmas is just 5 weeks away.  I have always looked forward to the holidays but even more so since moving to the Forgotten Coast.   Decorating outside and Christmas shopping in shorts and flip flops is so much better than fighting the cold temperatures and dreary rain in Kentucky!  We usually go beck to Kentucky for Christmas and bring our granddaughters back with us who stay through New Years.  However, this year we are staying home as my husband, who is doing much better after all the setbacks from his hip replacement surgery, cannot travel that far.  I am looking forward to a quiet Christmas holiday with just the two of us and our son.  But best of all, the granddaughters will fly into Panama City the day after Christmas and will be here for over a week.  Let the fun begin!

Sales activity remained strong during the month of October with 46 total sales of lots and homes on St. George Island, Apalachicola, Carrabelle, Eastpoint and Alligator Point.  On St. George Island, there were 10 homes sold and 4 residential lots.  In Apalachicola, 5 homes/mobile homes were sold and 3 residential lots.  Carrabelle once again had the most sales with 10 homes/mobile homes sold and 8 vacant lots.  In Eastpoint, there were sales of 1 home, 3 vacant lots and a commercial building on Island Dr.  There was 1 home sold on Alligator Point.  Sales prices ranged from $12,000 for 3 city lots in Carrabelle up to $834,900 for a bank owned gulf front home in the St. George Plantation.

On St. George Island, the median price of homes sold was $427,500 which averaged to 92% of list price and the average days on market was 168 days.

In Apalachicola, the median price of homes sold was $175,750 which averaged to 93% of list price and the average days on market was 166 days.

In Carrabelle, the median price of homes sold was $79,900 which averaged to 90% of list price and the average days on market was 105 days.

The one bank owned home in Gramercy Plantation sold in Eastpoint  sold for $235,000 which was 94% of list price and was on the market for 54 days.
