FORGOTTEN COAST SALES UPDATE – DECEMBER 2019

I hope everyone had a wonderful holiday season and that 2019 is off to a great start. We had a quiet and relaxing holiday with a 10 day visit from our two youngest granddaughters. They are growing up so fast and it is so wonderful to have the opportunity to watch them become caring and loving young adults.

Along with the normal sales recap for the month of December, I am including statistics summary and comparison of sales for 2019 and 2018 for St. George Island, Apalachicola, Carrabelle and Eastpoint. Sales actvity was down some in 2019 as compared to 2018 and the average sales prices were also down. However, the number of days properties were on the market was also down. See below sales statistics by area:

ST. GEORGE ISLAND:

In 2019 there were 93 sales of single family homes and condos/town homes compared to 108 sales for 2018 reflecting a 14% decrease in total home sales. There average list price for 2019 was $667,551 compared to $692,712 in 2018 reflecting a 4% decrease. The average sold price for 2019 was $626,107 compared to $643,934 in 2018 reflecting a 3% decrease. The average days on market for 2019 was 117 compared to 200 for 2018 reflecting 42% decrease. The percentage of sales to list price was 94% compared to 93% in 2018 reflecting a 1% increase.

In 2019 there were sales of 65 residential home sites compared to 63 for 2018 reflecting a 3% increase. The average list price for 2019 was $194,837 compared to $222,630 for 2018 reflecting a 12% decrease. The average sold price for 2019 was $180,464 compared to $207,656 for 2018 reflecting a 13% decrease. The average days on market for 2019 was 184 compared to 259 for 2018 reflecting a 29% decrease. The percentage of sales to list price was 93% and was the same for 2018.

APALACHICOLA:

In 2019 there were 40 sales of single family homes and condos/town homes compared to 53 sales for 2018 reflecting a 25% decrease in total home sales. There average list price for 2019 was $247,323 compared to $290,498 in 2018 reflecting a 15% decrease. The average sold price for 2019 was $228,204 compared to $270,262 in 2018 reflecting a 15% decrease. The average days on market for 2019 was 126 compared to 193 for 2018 reflecting 35% decrease. The percentage of sales to list price was 92% compared to 93% in 2018 reflecting a 1% decrease.

In 2019 there were sales of 23 residential home sites compared to 30 for 2018 reflecting a 23% decrease. The average list price for 2019 was $65,896 compared to $79,553 for 2018 reflecting a 17% decrease. The average sold price for 2019 was $58,600 compared to $70,752 for 2018 reflecting a 17% decrease. The average days on market for 2019 was 353 compared to 467 for 2018 reflecting a 24% decrease. The percentage of sales to list price was 89% and was the same for 2018.

CARRABELLE:

In 2019 there were 93 sales of single family homes and condos/town homes compared to 79 sales for 2018 reflecting a 18% increase in total home sales. There average list price for 2019 was $193,398 compared to $249,318 in 2018 reflecting a 22% decrease. The average sold price for 2019 was $176,753 compared to $231,777 in 2018 reflecting a 24% decrease. The average days on market for 2019 was 111 compared to 188 for 2018 reflecting 41% decrease. The percentage of sales to list price was 91% compared to 93% in 2018 reflecting a 2% decrease.

In 2019 there were sales of 73 residential home sites compared to 75 for 2018 reflecting a 3% decrease. The average list price for 2019 was $53,246 compared to $67,601 for 2018 reflecting a 21% decrease. The average sold price for 2019 was $47,418 compared to $57,783 for 2018 reflecting a 18% decrease. The average days on market for 2019 was 139 compared to 205 for 2018 reflecting a 32% decrease. The percentage of sales to list price was 89% and was 85% for 2018 reflecting a 5% increase.

EASTPOINT:

In 2019 there were 20 sales of single family homes compared to 25 sales for 2018 reflecting a 20% decrease in total home sales. There average list price for 2019 was $229,945 compared to $244,200 in 2018 reflecting a 6% decrease. The average sold price for 2019 was $213,920 compared to $224,076 in 2018 reflecting a 5% decrease. The average days on market for 2019 was 143 compared to 236 for 2018 reflecting 39% decrease. The percentage of sales to list price was 93% compared to 92% in 2018 reflecting a 1% decrease.

In 2019 there were sales of 23 residential home sites compared to 31 for 2018 reflecting a 26% decrease. The average list price for 2019 was $35,065 compared to $37,450 for 2018 reflecting a 6% decrease. The average sold price for 2019 was $30,270 compared to $31,785 for 2018 reflecting a 5% decrease. The average days on market for 2019 was 121 compared to 354 for 2018 reflecting a 66% decrease. The percentage of sales to list price was 86% and was 85% for 2018 reflecting a 1% increase.

DECEMBER 2019 PROPERTY SALES

Sales activity for December was slow as is typical for this time of year with 29 total sales – 10 single family homes, 2 town home/condos, 1 improved RV lot and 16 residential home sites. Carrabelle saw the most activity with 14 total sales – 1 single family home, 2 town home/condos, 1 improved RV lot and 10 residential home sites. St. George Island had 11 total sales – 7 single family homes and 4 residential home sites. Apalachicola had 3 total sales – 1 single family home and 2 residential home sites. There was 1 single family home sold in Eastpoint. Sales prices ranged from a low of $12,000 for a residential home site in St. James Bay to $1,800,000 for a 4 bedroom/3.5 bath Plantation gulf front home.
