I had the perfect start to 2017 hanging out with two of my beautiful granddaughters on the beach at St. George Island on New Year’s Day.  The weather was beautiful for their Christmas break and we all ate too much and had a great visit.

In 2016 on St. George Island there were 105 single family/townhome/condos sold compared to 112 in 2015.  The average list price for homes sold was $567,740, average sold price was $542,649, average days on market 139 and average percentage to list price was 96%.  There were sales of 50 vacant lots in 2016 compared to 64 lots sold in 2015.   The average list price for vacant lots sold was $166,572, average sold price was $151,715, average days on market 182 and average percentage to list price was 91%

In 2016 in Apalachicola there were 51 single family/townhome/condos sold compared to 48 in 2015.  The average list price for homes sold was $200,323, average sold price was $189,932, average days on market 145 and average percentage to list price was 95%.  There were sales of 28 vacant lots in 2016 compared to 19 lots sold in 2015.   The average list price for vacant lots sold was $59,655, average sold price was $55,398, average days on market 249 and average percentage to list price was 93%.

In 2016 in the Carrabelle/Lanark/St. James area there were 94 single family/townhome/condos sold compared to 119 in 2015.  The average list price for homes sold was $204,246, average sold price was $189,063, average days on market 157 and average percentage to list price was 93%.  There were sales of 76 vacant lots in 2016 compared to 65 lots sold in 2015.   The average list price for vacant lots sold was $62,735, average sold price was $54,813, average days on market 189 and average percentage to list price was 87%.

In 2016 in Eastpoint there were 21 single family sold compared to 26 in 2015.  The average list price for homes sold was $214,666, average sold price was $196,643, average days on market 123 and average percentage to list price was 92%.  There were sales of 35 vacant lots in 2016 compared to 21 lots sold in 2015.   The average list price for vacant lots sold was $61,588, average sold price was $51,031, average days on market 103 and average percentage to list price was 83%.

For the month of December there were 31 properties sold on St. George Island, Apalachicola, Carrabelle and Eastpoint.  St. George Island had the most sales of 14 properties – 9 single family homes, 1 condo/townhome and 4 vacant lots.  In Apalachicola there were sales of 4 single family homes and 1 vacant lot.  In Carrabelle there were sales of 1 single family home, 2 townhome/condos and 7 vacant lots.  Eastpoint had sales of 1 single family home and 1 mobile home.  Sales ranged from $4,000 for a residential lot in Carrabelle Landings to $1,200,000 for a 7 bedroom/7 and 2 1/2 bath gulf front home on St. George Island located in Schooner Landing in the Plantation.
