FORGOTTEN COAST SALES UPDATE – APRIL 2024

HAPPY MEMORIAL DAY WEEKEND!

Sales activity for the month of April 2024 dropped rather significantly throughout St. George Island, Apalachicola, Carrabelle and Eastpoint with just 38 total sales – 15 single family homes, 5 condo/town homes, 1 mobile home and 17 residential home sites. Carrabelle once again saw the most activity with 22 total sales – 6 single family homes, 5 condo town homes, 1 mobile home and 10 residential home sites. St. George Island had just 4 total sales – 3 single family homes and 1 residential home sites. Apalachicola had 5 total sales – 3 single family homes and 2 residential home sites. Eastpoint had 7 total sales – 3 single family homes and 4 residential home sites. Sales ranged from a low of $32,000 for a lot in New River Run subdivision in Carrabelle to $3,290,000 for an 8 bedroom/8.5 new construction gulf view home with private pool and elevator located in the Plantation on St. George Island.

We are currently experiencing a rather strong buyer’s market with a large inventory of properties available especially on St. George Island where there are currently 115 single family and condo/town homes listed for sale. Prices are starting to drop slightly but still remain in a state of fluctuation.
