Forgotten Coast Sales Summaries and Statistics – 2017 & 2016

HAPPY 2018!!  I hope the New Year brings much happiness and success to everyone.  2017 was a fairly busy sales year and there has been quite a bit of activity already for 2018.  Below is a summary of sales statistics for 2017 as compared to 2016.

St. George Island:

Single Family/Townhomes/Condos:

There were 98 total sales in 2017 compared to 105 total sales in 2016 with a 7% decrease in total sales.

The average list price for 2017 was $678,952 compared to $567,740 for 2016 with a 20% increase is average list price.

The average sold price for 2018 was $634,148 compared to $542,629 for 2016 with a 17% increase in average sold price.

The average days on market for 2017 was 148 compared to 139 for 2016 with a 6% increase in the average days on market.

The percentage of sales to list price for 2017 was 93% compared to 96% for 2016 with a (3%) decrease in percentage of sales to list price.

Residential Home Sites:

There were 71 total sales in 2017 compared to 50 sales in total 2016 with a 42% increase in total sales.

The average list price for 2017 was $174,576 compared to $166,572 for 2016 with a 5% increase in average list price.

The average sold price for 2017 was $163,503 compared to $151,715 in 2016 with a 8% increase in average sold price.

The average days on market for 2017 was 209 compared to 182 for 2016 with a 15% increase in days on market.

The percentage of sales to list price for 2017 was 94% compared to 91% for 2016 with a 3% increase in percentage of sales to list price.

 

Apalachicola:

Single Family/Townhomes/Condos/Mobile Homes:

There were 57 total sales in 2017 compared to 51 total sales in 2016 with a 12% increase in total sales.

The average list price for 2017 was $233,561 compared to $200,323 for 2016 with a 17% increase in average list price.

The average sold price for 2017 was $218,187 compared to $189,932 for 2016 with a 15% increase in average sold price.

The average days on market  for 2017 was 198 compared to 145 for 2016 with a 37% increase in average days on market.

The percentage of sales to list price for 2017 was 93% compared to 95% for 2016 with a (2%) decrease in percentage of sales to list price.

Residential Home Sites:

There were 31 total sales in 2017 compared to 28 total sales in 2016 with a 11% increase in total sales.

The average list price for 2017 was $60,712 compared to $59,655 for 2016 with a 2% increase in average list price.

The average sold price for 2017 was $52,777 compared to $55,398 for 2016 with a (5%) decrease in average sold price.

The average days on market for 2017 was 305 compared to 249 for 2016 with a 22% increase in average days on market.

The percentage of sales to list price for 2017 was 87% compared to 93% for 2016 with a (6%) decrease in percentage of sales to list price.

 

Carrabelle/Lanark/St. James/St. Teresa/Dog Island:

There were 95 total sales in 2017 compared to 94 total sales in 2016 with a 1% increase in total sales.

The average list price for 2017 was $184,925 in 2017 compared to $204,246 in 2016 with a (9%) decrease in average list price.

The average sold price for 2017 was $170,890 in 2017 compared to $189,063 in 2016 with a (10%) decrease in average sold price.

The average days on market for 2017 was 120 days compared to 157  for 2016 with a (24%) decrease in average days on market.

The percentage of sales to list price for 2017 was 92% compared to 93% for 2016 with a (1%) decrease in percentage of sales to list price.

Residential Home Sites:

There were 81 total sales in 2017 compared to 77 total sales in 2016 with a 5% increase in total sales.

The average list price for 2017 was $61,825 compared to $62,735 for 2016 with a (1%)  decrease in average list price.

The average sold price for 2017 was $49,854 compared to $54,813 for 2016 with a (9%) decrease in average sold price.

The average days on market  for 2017 was 202 compared to 189 for 2016 with a 7% increase in average days on market.

The percentage of sales to list price for 2017 was 81% compared to 87% for 2016 with a (7%) decrease in percentage of sales to list price.

Eastpoint:

Single Family/Townhomes/Condos/Mobile Homes:

There were 18 total sales in 2017 compared to 21 total sales in 2016 with a (14%) decrease in total sales.

The average list price for 2017 was $246,722 compared to $214,666 for 2016 with a 15% increase in average list price.

The average sold price for 2017 was $232,144 compared to $196,643 for 2016 with a 18% increase in average sold price.

The average days on market  for 2017 was 96 compared to 123 for 2016 with a (22%) decrease in average days on market.

The percentage of sales to list price for 2017 was 94% compared to 92% for 2016 with a 2% increase in percentage of sales to list price.

Residential Home Sites:

There were 35 total sales in 2017 compared to 35 total sales in 2016 with no increase in total sales.

The average list price for 2017 was $55,087 compared to $61,588 for 2016 with a  (11%)  decrease in average list price.

The average sold price for 2017 was $41,007 compared to $51,031 for 2016 with a (20%) decrease in average sold price.

The average days on market  for 2017 was 180 compared to 103 for 2016 with a 75% increase in average days on market.

The percentage of sales to list price for 2017 was 74% compared to 83% for 2016 with a (11%) decrease in percentage of sales to list price.
